Vives Immo News - N°1
Starting from April 1, 2023, for properties classified as F or G; from January 1, 2025, for properties classified as E; and from January 1, 2034, for properties classified as D. ??? In Guadeloupe, Martinique, French Guiana, Reunion Island, and Mayotte, this requirement will apply starting from July 1, 2024.
Energy-intensive homes (F and G classes in the DPE) are the priority target of public policies for renovating the housing stock, given the high level of energy consumption and the exposure of their occupants to the risk of energy poverty. Properties classified as F or G are thus gradually becoming subject to provisions aimed at:
• requiring the completion of energy audits for all sales of individual houses and collective residential buildings under single ownership (starting from April 1, 2023)
• freezing the increase of their rents (starting from August 25, 2022)
• eventually banning their presence on the rental market through the requirement for a minimum level of performance for decency, which will lead to considering them as non-decent properties.
